UPMS' management system is expected to enable property managers to handle daily tasks better

HAVING problems with the management of your strata-titled property like keeping track of the maintenance charges for your condo?

UPMS Synergy Sdn Bhd, a joint venture between Landserve Property Management Sdn Bhd and Aim-Force Sdn Bhd. has developed a property management system to help property managers work more efficiently and effectively.

UPMS Synergy managing director Chen King Hoaw said the Ultimate Property Management Solutions (UPMS) was a web-based solution powered by the latest state-of-the-art technology based on a thorough analysis of property management processes and requirements in Malaysia.

“It is ideal for managers of apartments and condominiums and purpose-built office buildings, and it can be extended to cover shopping centres, colleges, hospitals, medical centres and other institutional properties,” he told StarBiz.

“Landserve has implemented UPMS in some of the buildings managed by them. We are in the process of moving on to other buildings in their portfolio,” Chen said, adding that the system empowered property managers and their team members to tackle daily problems.

“At the end of the day, clients will have improved bottom line and competitiveness. That's our focus”.

Landserve is registered with the Board of Valuers, Appraisers and Estate Agents Malaysia and licensed to practise property management in Malaysia, while Aim-Force, which has a Multimedia Super Corridor-status subsidiary, is an established information technology company providing research and development and ICT solutions and services. It has strong presence in Malaysia, China, Thailand, Indonesia and the Middle East.

Landserve Property Management Sdn Bhd managing director Vincent Tiong said UPMS was comprehensive and user-friendly and would be packaged with its property management services. The company currently manages 20 properties in the Klang Valley.

Tiong said with the UPMS software, the property manager could track the collection of service charges and other payments and improve inventory control. Residents could also check on their payment status online.

He said although there were similar software in the market, most of them were created mainly to assist property managers, management corporations and developers to maintain a proper set of accounts.

Many of them, he said, did not cater for other aspects of property management such as operational and inventory control like the UPMS.

Landserve, said Tiong, had done quite well in the collection of maintenance charges for the properties that it managed.

“Educating the residents on the importance of paying their dues is a vital part of property management,” he said, adding that the company had been approached by the management corporations of some buildings, including those with huge arrears in the collection of maintenance charges, to manage their properties.

One of Landserve's success stories is a low-medium cost apartment in Sungai Buloh that it turned around after it took over the management in 2003.

“We called for meetings of the residents to resolve all their problems from arrears in collection to vandalism and breakdowns of the lifts. We managed to have 100% collection after only four months of our operations,” he added.
