'Where Are Our Strata Titles?' (The New Paper, 6 Aug), and would like to
elaborate on some points on behalf of our client, Leisure Farm.
Our application for the issuance of strata title for Garden Court was
submitted in April 2003.
We understand from the Malaysian authorities that various technical
departments were involved in the processing, but we can expect the strata
titles to be issued within the next six months.
The period of time taken so far for processing it is not uncharacteristic
of other similar strata title applications in Malaysia.
However, the Strata Titles Act has been amended on 12 Apr this year to
speed up the processes.
For example, the Act has introduced the Computerised System Of Strata
Titles and an application may now be submitted prior to the issuance of the
certificate of completion and compliance of the building.
We are confident that strata titles for future projects at Leisure Farm
will be issued faster.
The buyers are entitled to sell or rent their property even prior to the
issuance of the strata titles, and this is an accepted conveyancing practice
in Malaysia.
The buyers' ownership and right to the units are also protected by law,
and any suggestion that the buyers will lose their properties is incorrect.
